A well manicured lawn, neatly clipped shrubbery and a swept
walkway create a good first impression.
Put away the hose or any tools you may have laying around.
Open all of your draperies and shades to let light in.
Turn on the lights in every room. This makes the rooms appear
larger.
Have your house smell good. Some burning candles or potpourri.
Or perhaps some freshly baked bread or cookies.
Soft music will enhance the atmosphere of your home. Turn off
the TV's.
If it's cold out side, it's always nice to have a warm fire
going.
Neatness makes a room appear larger.
Avoid clutter. You may need to box up some of your things and
put them away until the house is sold.
The kitchen should be bright and attractive. Take all of your
appliances off the counters and put them away. Clean counters make
the room appear larger.
Bathrooms are very important. It is a check point for most
people. Make sure they are extremely clean. Repair leaking faucets.
Keep nice fresh towels. Remove any stains in the toilet or grout
around the tub that could be an eye sore.
Take pets outdoors when your house is being shown. When your
house is being shown tell the realtor you will wait outside or in a
certain room until they are finished. People do not feel comfortable
looking in your closets etc. if the owner is around.
Let the real estate agent show your house, and don't tag along.
Answer questions candidly when asked, but don't offer answers to
unasked questions.
